Mortgage Glossary

LTV

Loan-to-value: the loan as a % of the property’s value. Lower LTVs typically unlock cheaper rates.

ICR

Interest Coverage Ratio: rental income ÷ stressed mortgage interest. UK lenders usually want ≥ 125% (≥ 145% for higher-rate payers).

APR

Annual Percentage Rate — the all-in yearly cost of a long-term mortgage product.

Stress rate

The hypothetical higher interest rate lenders use to test if you can still afford the loan if rates rise.

Bridge loan

Short-term funding (1–24 months) priced per month — used for auctions, refurbishments and chain breaks.

Interest-only

You only pay interest each month and repay the full balance at the end of the term — common in BTL.

Product fee

The lender’s arrangement fee, often 1–2% of the loan. Can be paid up front or rolled into the balance.

Top-slicing
